Brothers of the Same Tax “Burden”

Hey...make no mistake about it, you must pay your taxes and we encourage you to do so on time...’It’s important, somebody is watching your property’.
Our objective this month is to alert Miami-Dade County Homeowners/Investment property owners, of the extreme importance of paying their property taxes each year, on time, if at all possible.

If you fail to pay your property taxes when due, someone else, you can be sure, will pay them for you...’gladly’, 2% compound down.

You say you didn’t receive your property tax bill last year, but the property tax collector’s office says it sent you the bill..well guess what, hundreds of Miami-Dade County property owners complain about the same thing.
Not with the intent of assisting you, because for some reason or the other you just  couldn’t make the payments, so these good tax delinquent buyers just wanted to help you out a little ‘’right...wrong.



Your property taxes are being paid by a complete stranger, of whom you do not know; for the sole purpose of ‘helping you out of your property’.
That’s right ‘buddy’, these people are hoping to take your property at the court house delinquency property tax sale...and the chances are great they will get your property.

If you see you have fallen behind in your yearly property tax payments, you need to immediately contact the Miami-Dade County property tax collectors office or the county for which you owe property taxes in and speak with the property clerk about possibly setting up a quarterly payment plan.

Now bear in mind, if the County property tax collector office does agree to enter into a payment agreement with you, it is of utmost importance you make those agreed payments on time without fail.
Failure to do so would make null & void the agreement and you will be back in the predicament you started out in.

‘Look at it this way’, you know what a pit bull would do to your leg if he got his teeth in you, right...well, people who hang out in front of the court house steps like vultures in the sky, are similar to a pit bull. Once they taste the leg of delinquent property taxes, it’s hard to un-jaw that grip...like a pit bull bite, you are going down.



Understand, there are individual people...businesses, banks and and investment companies, who all crowd in a small office collectors office, to bid on your delinquent property taxes. Know that these people actually look forward to you not paying your property taxes on time. If these folks, downright hope you fail to pay your property taxes on time.
If you should somehow show up a day after your property has been sold, well, ‘buddy’, you’re screwed, yoiur property is gone. The moment it’s sold the sale is final, it’s sad but it’s true.

So the next time you contact our government for assistance or for services and you are met by a rude and disrespectful county employee, you may want to pursue a complaint against that county employee or supervisor; with the Miami-Dade County IRP. After all, part of your property taxes, for which you could lose your property if you didn’t pay it, goes towards paying that person’s salary. think about that, the next time you call or visit County Government and you are treated with disrespect or talked to as if you are a child.

These people can be pretty rude at times...and they speak with such attitudes.
Miami-Dade County property tax collectors office, will sell a delinquent tax certificate against your property the moment they’re due...’with no reservation’. You should have your reservation in filing a complaint with the appropriate government employees or their supervisors.

After all, you could lose your property if you fail to pay the taxes that pay the salary of the very same people who showed you disrespect, who insulted you or hung up the phone on you, while you were explaining your situation. Then, when you call back, they’re suddenly out to lunch at 10:30 AM.

Look, the pit bull we spoke of earlier; these people  buy delinquent property tax certificates. The county gladly sells in order to keep the county functional. It’s a trade-off, the county gets the property that you owe and the pit bull gets the delinquent property.
Tax certificates bring in 22% interest and at the end of the day, ‘so to speak’, they may own your property. You need to know, more people are looking at your property than you think.

Understand the people who buy delinquent property tax certificates are not that interested in the  high interest rate offered, but more over the high possibility of obtaining your property for the delinquent taxes and the pit bulls would possibly do anything they could, in keeping you, the property owner, in the dark. Even stealing your mail; removing final notices posted by the sheriff at your property.

This they do, in effect of obtaining property from property owners; who otherwise, if notices were received, would have paid their own property taxes, thus, aborting the sale and the pit bull goes home with just kibble and bits, the interest off the property.

This is why, those who buy delinquent property tax certificates, become so friendly with the county property tax collector clerks.
You would be shockingly surprised what gifts are given to employees of this unit.
What games the property tax collectors employee play, in properly noticing people with delinquent property taxes and send out the proper notices of sale dates.



In most cases these notices never make it to your mailbox. Basically, eliminating any chance you may have in redeeming your property, by side stepping the proper procedures in giving the property owner notice.

Oh, yeah, by the way; after your property has been sold on the court house step, you can try and sue the county for lack of due process, but ‘buddy’ you can’t win.
The courts have already ruled on hundreds of cases, where people alleged they were not properly noticed by the county before the sale.

Do the research and believe it or not, kickbacks still exist in the county property tax unit....the notices you were supposed to have received either were trashed or sent  to 3 three zip codes, to the north of your actual address  or they may say the sheriff posted a sale date notice at your property.

In most cases, the sheriff never posted anything on your property and if by chance a notice was posted on your property, the person who purchased your delinquent property tax certificate, drove by your home or property “in the heat of the night” and removed the notice with the intent of increasing his or her chances of taking your property at the sale date for the delinquent taxes.
